              Developer Gerard Longo admits the timing wasn't perfect to begin selling an ultra-luxury building.                                              "You probably couldn't choose a worse market to open in than in November '08," he said. "But since we opened post-Lehman, that made us take into account certain pricing. We are not a developer that has chased the market down."                      Longo is principal at Atlantic Walk Vestry, which is behind The Fairchild, a 2l-unit development of townhouses, penthouses and lofts at 55 Vestry Street in the North Tribeca Historic District. It is the sister property of the Pearline Soap Factory project.                   [!--innerMod--]              The Fairchild is about lingerie wholesale 98% complete as of last week. Atlantic is currently working out some issues with the Landmarks Preservation Commission regarding the cornice and elevator bulk head height. Although the plan for the building was previously approved by the LPC, the design was later amended and Longo said he didn't realize he had to return to the LPC after the change since it was given the go-ahead by a separate governing body.                      "There was no monetary gain. It was just a different style," he said. "We're going to have to make certain adjustments, but they're minor in construction. We may have to add more cornice or reduce the bulkhead."                      The red-brick building with arched windows is seven stories with a setback on the eighth. Longo said when one buys at The Fairchild, they are not just buying a dwelling.                      "You're buying into an area," he said of the neighborhood with cobblestone streets. "North Tribeca is true Old World. There's no high-rises. There's a low volume of traffic. It's an Old World throwback to the 1800s in that area."                      The Fairchild has reportedly attracted the attention of stars such as actor James Gandolfini (who may be a backer in the project's investment group, too, according to some news stories) and actress Jessica Alba. Longo said his policy is to neither confirm nor deny such reports, but he did say the neighborhood does attract its share of celebs.                      "This is not a paparazzi-driven area," he said. "It seems as though privacy is respected here."                sexy lingerie china       Maggie Leigh, associate broker, The De Niro Group at Prudential Douglas Elliman, which is exclusively marketing the project, said seven of the 21 units are currently under contract, and there has been a pickup in activity in July and August. Leigh said her company took over the marketing of the project in April, following the departure of another firm.                      There is no secret to marketing this ultra-luxury building during a time when buyers are skittish and more cost-conscious than ever, she said. "We just got in there and are doing what we do best, but I think the project kind of speaks for itself," Leigh said.                      The units feature walnut-stained flooring, custom-designed Poggen-pohl gourmet kitchens with top-level appliances and luxurious bathrooms. Many of the residences--two-, three- and four-bedroom simplexes; three bedroom duplexes; three triplex townhomes with private street entrance; and the ability of buyers to combine residences--have 22-foot ceilings, private balconies and terraces.                      Among the amenities is a 24-hour lobby with full concierge services, direct elevator access to each home and refrigerated grocery storage. Residents also receive access to Shibui Spa at the nearby Greenwich Hotel.
